Insulation Contractor in Sun Valley, NV - Warmer Rooms, Fewer Drafts

J&K Carson City Spray Foam Insulation is an insulation contractor working in Sun Valley, NV, for homeowners with cold rooms and drafty houses. We seal the gaps, then insulate attics, walls and crawl spaces with blown-in fill or spray foam.

White closed-cell spray foam fills the spaces between exposed wooden wall studs.
A crawl space vapor barrier covers the floor and foundation walls around support piers, with a dehumidifier at right.

Sun Valley houses and what winter does to them

Sun Valley sits in its own valley, with Sparks on the east side and Reno on the west, and it feels like its own place once you come over the hill. On our jobs here we see a lot of single-story houses and manufactured homes set close together through the middle of the valley, while out toward the edges the county's area plan has described bigger lots, mostly about an acre a house. Most calls start the same way, with a cold back bedroom, a drafty hallway or a power bill that keeps climbing.

Washoe County's building rules set a 17°F winter design temperature, the cold night a house's heating is planned around, so that's what these houses are up against. In a low attic or under a raised floor, the heat usually slips out at the hatch, the edges and the gaps around pipes first, so that's where we start.

What we do on Sun Valley houses

Working in Sun Valley: who to check with and what sets the price

Sun Valley isn't a city of its own, so the permit question goes to Washoe County, which issues building permits for any project that isn't on its list of exempt work. We check with the county before we put your job on the calendar, and if it needs a permit we take care of the paperwork, though the start date then waits on the county. Before you hire anyone, two things are worth checking. Nevada says anyone who builds or alters a building has to hold a license from the Nevada State Contractors Board before they even bid, and Washoe County wants its own business license from any company working in the unincorporated county, even one that drives in from outside like we do. We're fully licensed and insured.

We're based in Carson City, and it's a straight run up 395 to Sun Valley, so the drive isn't what sets your schedule. What does is whether old insulation has to come out first, whether a permit is involved and how much prep the attic or crawl space needs. Price turns on those same things, plus how many gaps need sealing, how tight the attic is to crawl around in and whether we're topping up loose fill or spraying foam. You'll get your own number at the estimate, once we've looked at the attic or crawl space together.

  • We measure the inches already up there and look for water stains and droppings, because new insulation laid over a soaked or dirty layer just buries the problem.
  • We keep the eave vents open with baffles, short chutes along the underside of the roof, so the attic keeps breathing and moisture doesn't show up in the framing.
  • We bring the depth all the way out to the edges over the outside walls, where coverage usually runs thin and a cold bedroom often starts.
  • If your ducts run through the attic, I'll steer you toward foam at the roofline, since it costs more but seals air while it insulates. Otherwise, sealing the gaps and topping up loose fill usually wins.
  • We cover the path from your door to the hatch and clean up before we leave, because most hatches sit in a hallway or closet ceiling.

Sun Valley insulation questions

Who can get a building permit for insulation work in Sun Valley, NV?

Washoe County gives owner/builder permits only to the homeowner, and every other residential permit, plus all commercial permits, goes to a licensed contractor. So if your job needs a permit and we're doing the work, it goes in under us and we handle the paperwork. If you'd rather do the work yourself, the owner/builder permit is the one that's yours to apply for.

Does a handyman need a contractor license to insulate a house in Nevada?

Yes, unless it's repair or maintenance under $1,000 in labor and materials together, because Nevada requires a state contractor license for anyone who builds or alters a building. That small-job exemption doesn't apply when the work needs a building permit, touches heating or air conditioning, or is part of a larger project worth $500 or more. If someone offers to skip the license, ask which of those lines your job falls on.

Do we have to leave the house when spray foam insulation goes in?

Yes, for spray foam you, the kids and the pets stay out while it's sprayed and until the re-entry time, the wait the foam's maker sets before anyone comes back inside. Blown-in fill and air sealing usually don't need that, though everyone should stay out of the attic and away from the open hatch while we work. I'll tell you which applies to your house, and how long you'll be out, before we set a date.
