Insulation contractor in Dayton, NV - sealed, topped up and done in the right order

J&K Carson City Spray Foam Insulation is an insulation contractor working in Dayton, NV. We seal attics, top up thin insulation, insulate crawl spaces and walls, and use spray foam where it's worth the cost.

Dayton homes, from the old town to the newer subdivisions

Dayton sits just east of us in Carson City, and the houses here cover a lot of ground. The older homes near the old town and the Carson River were mostly built when nobody worried much about the power bill, so their attics tend to have a few inches of tired insulation, if that. Out across the valley, the newer subdivisions started with more up there, but we still find the room over the garage running hot in summer and gaps nobody sealed at the hatch. Mixed in are manufactured homes and houses on bigger lots with crawl spaces, where cold floors are the usual complaint.

The weather pushes on all of it. Summer heat bakes the attic, winter nights get cold, and the valley wind drives fine dust into every gap, so before we add an inch of anything, we look at what's already up there and what the wind has been doing to it.

What we do for Dayton houses

What working in Dayton means for your insulation job

Dayton is in Lyon County, so permits here come from the Lyon County Building Department, which generally issues them for new construction, repair and remodeling on residential lots. The rules aren't the same as in Carson City, so I check with the county for your address, and if your job needs a permit, we take care of the paperwork and set the start date around the county's review. We're fully licensed and insured.

Highway 50 makes Dayton a short run from Carson City, and the same installers who work Johnson Lane and the rest of our area work here. What moves the price is the size of the attic or crawl space, how many inches are already up there and whether they can stay, how much sealing the house needs, and whether foam or loose fill makes sense. The schedule mostly turns on whether a permit is needed and how much old material has to come out first, and at the estimate I go over what I found with you so you have your own price before you decide.

  • Wind and dust find their way into Dayton attics, so we check the old insulation for dirt, droppings and water stains before deciding whether it stays.
  • If your job needs a permit, we build the county's review time into the schedule before we book the crew.
  • We keep the eave vents open with baffles, short chutes that hold insulation back, so the attic can breathe and summer heat has somewhere to go.
  • Many ranch-style roofs here run low at the eaves, so we take the time to get full depth out over the outside walls, where thin coverage shows up as cold corners.
  • If your ductwork runs through the attic, spray foam on the roofline is often worth the higher cost. Otherwise, sealing the gaps and topping up loose fill usually gets you more for your money.

Questions Dayton homeowners ask us

What do I need before applying for a building permit in Lyon County?

The county needs written authorization from the property owner, either your signature on the application or a separate signed authorization. A non-refundable plan review deposit goes in with the application too, which is why the county suggests calling first. If your insulation job needs a permit, we put the application together, and your part is usually just the signature.

How long does Lyon County plan review take for a permit in Dayton?

The county's building department currently lists estimated review times of 3 to 5 weeks. That's the county's review, not our time in your attic, so when a permit is needed, we set the start date once it's approved.

Do I have to leave the house while my attic is being insulated?

For air sealing and blown-in insulation, you can usually stay home, since the work happens up in the attic. Spray foam is different. You, the kids and the pets stay out until the foam maker's re-entry time, the wait before it's safe to come back inside, has passed, and I'll tell you that time at the estimate.
