Insulation Contractor in Incline Village, NV - Sealed Attics and Warmer Rooms Upstairs

J&K Carson City Spray Foam Insulation is an insulation contractor working in Incline Village, NV. We seal the gaps in attics, crawl spaces and walls, then add blown-in or spray foam where your house actually needs it.

White closed-cell spray foam fills the spaces between exposed wooden wall studs.
A crawl space vapor barrier covers the floor and foundation walls around support piers, with a dehumidifier at right.

What Incline Village houses are like to insulate

Most of our work in Incline Village is homes on the hillsides above Lake Tahoe, from older cabins to big newer houses with tall vaulted ceilings. Plenty of the older places have been added onto over the years, so one house can have two or three separate attics and a crawl space that's roomy at one end and a squeeze at the other. Even if you've seen our work in Sun Valley or Carson City, the houses up here usually ask for a different plan.

So before we price anything, I find every attic space and crawl space in the house and look in each one, because the one nobody's opened in years is usually where the cold room's trouble starts.

Insulation work we do in Incline Village

What to know before an Incline Village insulation job

Incline Village is part of unincorporated Washoe County, so building permits here come from the county, for any project that isn't on its exempt list. Many Lake Tahoe projects also need a separate environmental review from the Tahoe Regional Planning Agency, and in Incline Village TRPA has to approve or exempt the work before the county will issue its permit, so a job that needs one has that step to clear before we start. The rules up here differ from Carson City's, so we check with the county for your address, and if your job needs a permit, we take care of the paperwork. We're fully licensed and insured.

We come up from Carson City for these jobs, so we plan the crew's day around the drive. What moves the price here is how many attic spaces there are and how hard they are to reach, whether old insulation has to come out first, how much sealing the light fixtures, pipes and hatch need, and whether a section calls for foam or blown-in will do. The schedule turns on the permit step when there is one, any removal, and the wait to come back inside after foam, and I go over all of it with you at the estimate so you see your own number before you decide.

  • Rooms over the garage often run cold because the garage ceiling below is thin or bare, so we check it from underneath as well as from the attic.
  • Vaulted ceilings leave little room above the drywall for loose fill, so we plan those sections separately from the flat part of the attic.
  • Insulation has to stay back from chimneys, flues and wood stove pipes, so we keep that clearance and seal those gaps with material made for the heat.
  • Steep or narrow driveways decide where the truck parks and how far the hose runs, so we sort out access at the estimate, not on install day.
  • Some attic hatches here sit inside closets, so we cover the floors and clear a path below before anyone climbs up.

Tell us which rooms run cold or drafty and roughly how old the house is. We reply within one business day, and most of the time it's me calling you back to set up a free estimate at your house. There's no obligation, and I go over what I found with you, up in the attic or crawl space if you want to see it, before you decide anything.

Incline Village insulation questions

Who can pull a building permit for my house in Incline Village?

You can as the homeowner, because the county issues owner/builder permits only to the owner, and residential jobs outside that exemption, plus every commercial job, have to be issued to a licensed contractor. Someone else can pick up a permit for you once you've filled out the county's form naming them as your agent, which you'll find on the county's permit review page. When your job needs a permit and we're doing the work, we handle that paperwork.

Do I need a permit to add insulation to my house in Incline Village?

Possibly, so we check before we schedule rather than guess. The county's list of work that doesn't need a permit covers small jobs like minor roof repairs and swapping a sink or toilet in place, and in the Tahoe Basin extra restrictions and permits apply on top of that list. You can read the county's list of what requires a permit yourself, and I'll tell you what we found out for your address.

Is spray foam or blown-in insulation better for an attic in Incline Village?

For most attics, sealing the gaps and topping up blown-in insulation is the better buy, unless your ductwork runs through the attic. Foam costs more but seals air while it insulates, so when the ducts live up there, foaming the underside of the roof brings them inside the warm part of the house. If your attic only needs the cheaper fix, that's what I'll tell you.

How long do we have to stay out of the house after spray foam insulation?

You, the kids and the pets stay out until the re-entry time the foam maker sets has passed, and that wait differs from one product to the next. We tell you the time for the foam we're using before the job is booked, so you can plan where everyone goes. Blown-in and air sealing work usually doesn't need you to leave at all.
