Crawl space insulation in Carson City NV - warmer floors, done in the right order

Cold floors and drafty rooms usually start in the crawl space below. We insulate and seal it so the rooms above stay warmer.

A crawl space has white plastic sheeting across the floor and walls beneath exposed floor joists and ductwork.

Why are my floors cold over the crawl space?

Crawl space insulation in Carson City adds insulation and air sealing under your house, either along the crawl space walls or in the floor above, so the floors over that space stop losing heat to the cold air underneath.

If you keep socks on all day because the kitchen floor is cold, or a back bedroom never quite warms up, the crawl space is usually part of the story, because a floor with little or nothing under it lets heat slip straight down. I see it a lot in older houses around here, with thin batts sagging off the joists and gaps around the pipes that nobody ever closed.

What moves the price is mostly the square footage, whether we insulate the walls or the floor, how much old insulation has to come out first and how many gaps need sealing. The schedule turns on how much room there is to work down there, whether the old material is wet or full of droppings and whether your job needs a permit. Your estimate is where you get your own figure, and I go over what I found with you before you decide anything.

What happens when you call about your crawl space?

Here's who you'll deal with, from the first visit to the day the crew packs up.

I come out and look with you

I do the estimate visits myself, so I'm the one with the flashlight at your crawl space hatch, and you're welcome to look over my shoulder while I point out what I see. I left a desk job for this work, and I promise it beats staring at a spreadsheet.

An estimate that shows the order of work

The estimate spells out where the insulation goes, what comes out first and what gets sealed. That way you can compare it line by line with anyone else's.

A lead installer running your job

If you go ahead, our installers prep the space, do the work and clean up after themselves, with a lead installer running the job, and then I walk you through what we did. We're fully licensed and insured. We've been doing this since 2017.

How we handle crawl space insulation

The first thing I settle with you is whether we insulate the crawl space walls or the floor above, and I lay out what each one means for your house, especially if a furnace, water heater or ductwork lives down there. Once that's decided, we clear out anything wet or soiled, seal the holes around pipes and wiring, put the insulation where we planned and check the edges, because the order matters more than the material.

Cold floors are often only half of it. If the rooms above still feel drafty, our air sealing services close the gaps elsewhere in the house, and wall insulation takes care of outside walls that were left thin or empty.

  • A look at your crawl space with you, including the vents and anything that burns fuel down there
  • Removal of old insulation that's wet, sagging or soiled
  • Sealing around pipes, wiring and other openings into the floor
  • Insulation on the crawl space walls or between the floor joists, whichever plan we agreed on
  • A plain explanation of what we did and why

How the work goes, one step at a time

Most of the trouble I find under houses comes from steps done out of order, so this is the order we keep.

  1. Clear out what's ruined

We pull out old insulation that's soaked or full of droppings before anything new goes in. New material laid over a mess just hides the problem.

  2. Seal the gaps

Next we seal the holes in the subfloor where plumbing and wiring come through, plus the gaps around the hatch. Skip that and the new insulation spends its life fighting a draft.

  3. Insulate where we planned

Under the floor, batts, which are blankets of insulation, go snug between the joists with no gaps, no squashed spots and no empty pockets. On the walls, we cover the foundation walls and tie the space into the drying plan we set up front.

  4. Check the edges and the hatch

Coverage tends to run thin along the outside edges, so that's where we look hardest before we call it done. We also make sure the hatch is insulated and closes tight.

Crawl space insulation questions from Carson City homeowners

Should I insulate my crawl space walls or the floor above in Carson City?

Federal energy guidance calls air sealing and insulating the crawl space walls a best practice in every climate, though some houses insulate the floor above instead. Going with the walls makes the crawl space part of the house, and once it's sealed, insulated and kept near indoor temperature, condensation on the floor framing is less likely. That's also why a walls job brings the vents and any equipment down there into the plan.

Can I just close my crawl space vents?

Not safely, because closing the vents by themselves can raise moisture, and if a furnace or water heater that vents on its own draft sits down there, it can create a deadly hazard. A sealed crawl space also needs a way to dry out, and one effective way is a small flow of heated or cooled air from your home's system. So before anything gets sealed, I check what's burning fuel down there and we plan for drying first.

How much does crawl space insulation cost in Carson City?

Insulation work in Carson City usually costs about $1 to $5 per square foot, and that's the going range in the area, not our price. Where your job falls in that range comes out of the estimate, once I've seen what's down there.

Do I need a permit to insulate my crawl space in Carson City?

The Carson City Building Division issues permits, and its list names new homes, alterations to an existing home and commercial work but not crawl space insulation by name, so the division is the one to ask about your job. We check with the office that covers your address, and if a permit is needed, we take care of the paperwork. Only the property owner, someone they authorize or a licensed contractor can sign and submit an application there.

Crawl space insulation around Carson City

The Building Division enforces the city's own building code along with the national energy and residential codes, and Nevada keeps its energy code current, with cities free to add stricter rules of their own. If foam is part of your plan, that matters, because some foam can give off toxic or flammable gases when heated, so most codes call for a covering over it, usually drywall, and the city is who confirms which foam products meet code.

We're based in Carson City and work across the cities around it, from Reno and Sparks down to Gardnerville and up to Incline Village, plus plenty of places in between. Most of the crawl spaces we open up have vents in the foundation and insulation that went in a long time ago, if it went in at all, and the same order of work applies wherever you live.
