Insulation Contractor in Carson City, NV - Fewer Drafts, Done in the Right Order

J&K Carson City Spray Foam Insulation is an insulation contractor based in Carson City, NV. We seal and insulate attics, crawl spaces, walls and basements so the drafty room and the cold floors finally settle down.

Carson City houses, from the attic down

Carson City is where I learned this trade on somebody else's crew, after figuring out an attic beats an office chair, and it's where I started J&K in 2017. In a normal week we're in older houses close to downtown, ranch homes from a few decades back, newer subdivisions out on the edges of the city, and the odd shop or rental for a landlord. The complaints sound alike, a drafty bedroom, a hot upstairs or a room over the garage nobody wants to sleep in, but the houses behind them are different, and we hear the same calls out in Dayton.

House age is usually the first clue. Older homes here tend to have a few inches of fill that's settled flat over the years, while newer ones more often run ductwork through the attic, and those two starting points lead to very different plans.

What we do in Carson City houses

Working on Carson City homes, from the permit to the price

Permits in Carson City come from the city's Building Division. Under an older city ordinance, it issues permits to build, alter or repair a building and to install or replace electrical, gas, mechanical or plumbing systems, and a permit has to be issued before the work it covers starts, so when a job needs one, that step sets the start date. The rules differ between Carson City, the counties and the cities around us, so we check with the Building Division about your address, and if your job needs a permit, we take care of the paperwork with them. We're fully licensed and insured.

The price of a Carson City job mostly comes down to what's already up there, such as whether old material has to come out, how many gaps need sealing, how tight the access is and whether foam makes sense or loose fill will do. The schedule turns on those same things plus the permit step, if there is one, and you get your own figure after I've been in the attic or crawl space with a flashlight and gone over what I found with you. Carson City is home base, so the installers you'll see here are the same ones working in Indian Hills and up toward Reno.

  • Crawl spaces under older houses often have bare dirt and batts sagging off the floor, so we look at moisture and the vapor barrier before adding anything.
  • The room over the garage is usually the coldest in the house, because its floor sits over unheated space and the short side walls often got skipped.
  • Eave vents get buried in a lot of older attics, so we set baffles, small chutes that keep the airflow open, before any new fill goes in.
  • We watch the edges closely, because coverage that's deep in the middle and thin over the outside walls is backward and common in rushed top-ups.
  • Re-entry time, when you can come back inside, depends on the material, so we'll tell you ahead of the install day whether you, the kids and the pets need to be out.

A free look at your Carson City attic or crawl space

Tell us about the drafty room, the hot upstairs or the cold floors, and we'll reply within one business day, most of the time with me calling you back. I'll come out for a free estimate, look at the attic, crawl space or walls with you and go over what I found before you decide anything. There's no obligation, and if you go ahead, our installers do the work with a lead installer running the job.

Carson City insulation questions we hear

Do I need a permit to add insulation to my house in Carson City?

The older city rule we've read doesn't name insulation on either list, so the current answer comes from the Building Division. That rule requires permits to alter or repair a building, and its permit-free list covers things like small sheds, low fences and decks, and finish work such as painting and carpeting, but the city keeps the current list. We ask about your address before your job goes on the calendar.

Do I need a permit if ductwork or wiring gets changed during an insulation job in Carson City?

Under the older city rule, installing, altering or replacing a regulated electrical, gas, mechanical or plumbing system needs a permit, issued before that work starts. The homeowner or someone acting for them applies, and on most insulation jobs we work around wiring and ducts rather than change them. If something up there does need replacing, we'll point it out at the estimate so that work and its permit get planned before our crew goes up.

Is spray foam worth it over blown-in insulation for a Carson City attic?

Usually not, unless your ductwork runs through the attic. Foam costs more and seals air while it insulates, but sealing the gaps and topping up blown-in fill usually does the job for less. When ducts live up there, foam on the roofline brings them inside the insulated space, and that's when I'll suggest it.
