Insulation contractor in Gardnerville, NV - attics sealed before they're filled

J&K Carson City Spray Foam Insulation is an insulation contractor working in Gardnerville, NV. We seal the gaps in attics, crawl spaces and walls first, then add foam or blown-in insulation so drafty rooms and cold floors get comfortable.

A crawl space has white plastic sheeting across the floor and walls beneath exposed floor joists and ductwork.
White foam insulation fills the spaces between exposed wooden rafters and wall studs in a room with large windows.

What Gardnerville houses usually need

Most calls I get from Gardnerville start with one of three complaints: a bedroom that never warms up, a drafty hallway, or a room over the garage that's hot upstairs while the rest of the house is fine. The houses run from older homes near the center of Gardnerville, some with an inch or two of tired insulation and a tight crawl space, to newer subdivision homes where the attic looks full until you notice the thin edges and the open hatch. We see the same mix next door in Gardnerville Ranchos and up the road in Johnson Lane.

That spread is why I don't quote off square footage. An older house usually needs the old material checked and the crawl space looked at, and a newer one usually needs the gaps sealed and the edges filled, so the attic tells me which job you've got.

Insulation work we do in Gardnerville

Working in Gardnerville: what to know before we start

Gardnerville has its own local government, the Town of Gardnerville, with an elected Town Board and a Town Manager, and the Town's Administration Office is at 1407 Highway 395 N, 775-782-7134. The rules differ between Carson City, the counties and the cities around us, so before we start I check with the office that covers your address, and if your job needs a permit, we take care of the paperwork with them. We're fully licensed and insured. The price turns on how much space we're covering and how easy it is to reach, whether old insulation has to come out, how many gaps need sealing and whether foam or loose fill fits your house, while the schedule mostly turns on removal and, with foam, the wait before you're back inside. At the estimate I go over what I found with you before you decide anything.

Gardnerville jobs mean a drive down Highway 395 from Carson City, and you get the same crew and the same order of work we bring to Indian Hills or up in Sparks. Plenty of properties here have more than a house on them, like a shop building or a room over a detached garage, and I'd rather look at those on the same visit than have you book a second one.

  • I measure the inches already in your attic before quoting, because topping up an older attic and filling a thin newer one are different jobs.
  • Insulation that's soaked or full of mouse droppings comes out before anything new goes in, or the problem just stays under the fresh layer.
  • I look at a room over the garage from the garage side too, since the ceiling below it is usually where the cold gets in.
  • We keep the eave vents open with baffles, short chutes that hold the insulation back, so the attic still breathes and moisture stays out of the framing.
  • Edges get filled as deep as the middle, because the thin spots along the eaves are where cold corners usually start.

Questions from Gardnerville homeowners

Is spray foam worth it or should I just add blown-in insulation to my attic?

For most attics, sealing the gaps and topping up blown-in insulation is the better value, because foam costs more and the big thing it adds is the sealing we'd do anyway. Foam earns its price when your ductwork runs through the attic or crawl space, since it seals and insulates around it in one pass. I'll tell you which one your house needs, even when it's the cheaper one.

Do we have to leave the house while you insulate the attic?

With blown-in insulation you can usually stay home, as long as kids and pets keep clear of the hose and the attic hatch. Spray foam is different, so everyone, pets included, stays out until the re-entry time, the foam maker's wait before it's safe to come back in, has passed. Our lead installer will tell you when you can go back inside.

How do I know if my attic needs more insulation?

If you can see the tops of the ceiling joists, the wood beams running across the attic floor, there usually isn't enough up there. Thin spots at the edges, a hatch with no seal and one room that's always hot upstairs or cold all winter are other good signs. Take a flashlight up to the hatch and look, or have me come out and check it with you.
