What Reno houses usually look like from the attic

Reno jobs tend to split between two kinds of houses. Closer to the middle of town we find older homes where the attic has a few inches of gray, settled insulation, shoved aside over the years by wiring, cable runs and somebody's holiday boxes, and often a wall or two with very little inside it. Out toward the edges of the city it's newer subdivisions, where the attic looks full but one bedroom, or the room over the garage, still runs hotter or colder than the rest of the house. We get calls from both, plus landlords whose tenants say a rental is drafty.

It's a lot like the mix we see next door in Sparks, and we bring the same approach to jobs down in Gardnerville Ranchos. In an older Reno house the first question is whether the old insulation can stay, and in a newer one it's where the air is getting in.

What we do on Reno houses

Working in Reno, from the attic hatch to the permit desk

Before I plan a Reno job, I find out whether your house sits inside Reno city limits, because inside them the City of Reno's Development Services Department issues building permits, and outside them a different office may cover you. We check with whichever office covers your address, and if your job needs a permit, we take care of the paperwork with them, so mostly what it changes is how soon we can start, not how much lands on you. We're fully licensed and insured.

Price on a Reno job mostly comes down to what's already up there and how hard it is to reach: the inches you've got, whether old material has to come out first, how many gaps need sealing, and how much room there is to crawl. Foam costs more and seals air while it insulates, but sealing the gaps and topping up with blown-in usually wins, unless your ductwork runs through the attic, and then foam starts making sense. The schedule turns on the permit, any removal, and with foam, the re-entry time, the wait before you, the kids and pets can come back in. You get your own figure once I've been up there with you, and we handle Reno the same way we do Sun Valley and the rest of the area.

  • Tell us roughly when your house was built, because that usually hints at what's in the walls and how much is left in the attic.
  • Rooms over the garage get their own look, since the floor under them and the short walls beside them are usually where the cold comes from.
  • We keep the eave vents clear with baffles, short chutes that hold insulation back from the vents, so the attic keeps breathing once it's deeper.
  • We fill out over the outside walls as deep as the middle, because thin edges are usually where cold ceiling corners start.
  • If you own a Reno rental, we can meet you or your tenant at the house, and I'll walk you through what I found either way.

Tell us about the room that's bothering you or anything you've noticed in the attic, and we'll reply within one business day, most of the time with me calling you back. I do the estimate visit myself, look at the attic, crawl space or walls with you, and go over what I found before you decide anything. It's free, done on site, and there's no obligation.

Reno insulation and permit questions

Does insulation work in Reno need a building permit?

It can, since the City of Reno says most construction and building projects there need a building permit. Whether your particular job does is something we check with the office for your address before we start, and if it does, the paperwork is ours.

Is my house in Reno city limits or unincorporated Washoe County?

Homes inside Reno city limits go through the City of Reno, while properties outside the Reno and Sparks limits are handled by Washoe County as unincorporated Washoe County. The county asks owners to find that out first, since a property near the edge can fall within Reno's or Sparks' "sphere of influence," and that decides which office you visit for permits. I check this for your address before planning anything.

How long does a building permit stay valid in Reno?

A Reno permit stays valid as long as it records a passed or partial inspection within its first 180 days, and again within each 180 days after that. A permit that goes a full stretch without one expires, so once a permit's pulled, the inspection belongs on the calendar right along with the work.

What happens if insulation was done in Reno without a permit?

If the work needed a permit and didn't get one first, the city adds compliance fees to the permit for that work, on top of the regular building permit fees. That's an expensive way to find out, so it's worth settling the permit question before anyone climbs into the attic.

If you can peek through the attic hatch and guess how many inches are up there, mention it when you call (775) 227-5588 or fill out the form, because it helps me know what to look for when I come out.
